Montverde · 34756 · Boutique · Developer: Robert Checho

Magnolia Terrace.

A community my father, Robert Checho, developed in Montverde, in the corridor that has since become Bella Collina country.

The land was developed by Ebbtide Construction & Development, my father Robert Checho’s company at the time. He brought in additional builders for individual homes, but the community plan — the street layout, the deed restrictions, the lot subdivision — was shaped under his hand. This is a community I have known since it was raw lots. The build-era detail and the original developer intent are both first-hand context for me.

What Defines Magnolia Terrace

Boutique Scale

The community is small by design. There are not hundreds of homes here — the entire neighborhood is intentional. Buyers who choose Magnolia Terrace are typically looking for the geographic prestige of the Montverde / Bella Collina corridor without the resort-club lifestyle and pricing of Bella Collina itself.

Custom Build, Mediterranean Default

Most Magnolia Terrace homes were built in the Mediterranean architectural family — stucco, tile or shingle roofs, paver driveways, mature landscaping that has now had two decades to fill in. Each home was buyer-customized at the floor-plan level, so square footage, layout, and finish quality vary lot by lot.

Lot Scale

Lots run a relatively consistent ~0.6 acres. That is meaningfully larger than typical Lake County production communities and meaningfully smaller than the Arrowtree Reserve scale. The middle ground gives buyers privacy without the maintenance burden of true acreage.

Era Quality

Builds from 2002–2004 are now at the twenty-plus year mark. Roof, HVAC, plumbing, and pool equipment from the original era are at or past useful life in many cases. Sellers who have refreshed those systems carry the receipts; buyers should plan for a capex assessment at offer time.
