Across both ZIPs the median closed price was $620,000, at $260 per square foot. The middle half of the market ran from $440,000 to $855,000. 177 sales closed at or above $1,000,000, 36 at or above $2,000,000, and the highest reached $6,600,000.

Lake Nona is a young market. The median home sold over the period was built in 2018, and 53 of the 426 homes for sale today were built in 2025 or later. The 1,029 sales break down as 730 single-family homes, 248 townhomes, 30 condominiums and 21 other attached homes. Many neighborhoods are still being built out, which matters for a buyer in two ways: resale homes compete directly with builder inventory, and the price of a new home in the same neighborhood is a key comparison for any resale.

Two cautions. Several of these communities contain very different products under one name — townhomes and estate homes can share a neighborhood, so the range column matters as much as the median. And in neighborhoods still selling new homes, the builder’s current price list is part of the comparison, not just past sales.

Among the neighborhoods above, Lake Nona Estates recorded 22 sales at a median of $2,937,500, with 11 homes for sale today. Most of the rest of the $1,000,000-plus tier sits inside the larger planned neighborhoods, where an estate section may share an entrance with townhomes — worth knowing before you compare a listing to its neighbours.

What should a buyer expect in Lake Nona?

The median sold home spent 40 days on the market, with 426 listings to choose from. That is enough inventory to be selective.

  • Compare resale to new construction. In a neighborhood still being built, ask what the builder is charging for a comparable new home, and what incentives it is offering, before you price a resale.
  • Read the community obligations. Planned communities here commonly carry HOA dues, and some carry a Community Development District assessment on the tax bill. Establish the full annual cost for the specific address.
  • Price within the neighborhood, and within the product. A townhome and an estate home under the same community name are different markets.
  • Treat the two ZIPs separately. The median in 32827 and the median in 32832 are far enough apart that a blended comparison misleads.

What should an owner know before selling in Lake Nona?

Your strongest competitor may not be another resale — it can be the builder down the street. With 426 homes listed and 5.0 months of supply, buyers have options, and a resale has to be priced against both the recent sales and the current new-construction price list.

Resale homes do carry real advantages over new construction: finished landscaping, completed upgrades, window treatments, and a move-in date measured in weeks rather than months. Those are worth presenting clearly, because they are precisely what a buyer comparing the two needs to see.
