Lake Minneola Shores is where I grew up — a few houses from this one, on the same
stretch of the same lake. I learned the Chain from a boat before I learned it from a plat map:
which canals you can run at low water, where the wind sets up in the afternoon, which shoreline
holds its light into the evening. That is not marketing copy. It is the reason I can tell a buyer
what a stretch of frontage is actually worth to live on, rather than only what it appraises at.

Three transactions, one address

I have represented 10550 Lake Minneola Shores across three separate transactions.

The first was the sale to Ken and Abbe Roberts, before the renovation that would define the
property’s next chapter. The second was the Roberts’ sale to the current owners, which closed in
February 2025 at $1,800,000 and set the reference point that every other
Lake Minneola comparable has been measured against since. The third is this one.

Three transactions on one address is unusual, and it produces something a CMA cannot: a

A builder’s eye, inherited

My father has built custom homes in Lake County for roughly four decades — the

are his, and he is building
Wolfhead Ridge now. My sister
designs. I grew up walking job sites before framing inspection, which is a specific and useful
education for a listing broker: I can tell the difference between a cosmetic upgrade and a

It also shapes how I price. A house is not a comparable sales average — it is a set of
decisions someone made about materials and systems, some of which hold value and some of which do

Lakefront of this length trades infrequently enough that there is no deep comparable set to
lean on. Pricing it, and defending that price to an appraiser, requires knowing the shoreline
